Hard To Find Custom Home Building Sites, Your Options!


At J Roderick Young Custom Homes we build wherever you want to live. Taking an older home and demolishing it cost about $10'000, which includes recycling everything go green!, you have the option of saving the foundation, if an engineer will sign off on it, which they do, what is huge about building this way is that your permit fees are practically nothing 3 to 7 k vs 35k for bare lot, the reason is you already have service, electrical, water, sewer, plus there are many other little fees for schools, parks etc. that you don't have to pay, the truth is your water meter alone almost offsets the entire demolition costs. so when trying to find dirt to build, consider tearing down and building new, it is cheaper than remodeling.

EXTERIOR FINISHES ON NEW CONSTRUCTION

The new trend in exterior finishes is satin latex paint,  it use to be used almost exclusively on trim and doors, but the glossy new look adds durability and washaibility. As a top custom home builder, we use the best Super Paint, there are con's to using satin paint, and a good builder should know this, Satin paint streaks bad if applied to lightly, and or If it is sprayed when too hot,  if the paint dries too fast, it skins over, and just a little over spray will make a big wall appear streaky, it is easily viewed when looking at an angle, now if it appears on a small wall, either your painter is incompetent, or he is not putting on enough paint, the fix is to paint big walls in sections, let it dry run some 12in paper on the second to last lap siding and start spraying the lower section, you will be streak free. My method for estimating paint is 5 gallons for every 500 sq ft of living space, so if your home is 3000 sq ft then you need 30 gallons, if there are gable ends, dormers or crawl space you will need more paint for that, it can add to 5 more gallons easily, two coats is double at around $35 a gallon, paint is expensive, and mistakes are even more!

GOLD RUSH!! LOTS AND LAND TO BUILD ON

This is the situation, I am here to save you money, that's why I offer builder direct services that finds you a lot. What is happening is Investors are buying up all the lots, that are available in the better locations, this is history repeating itself, it drives the price of land up, and monopolises who and where you can build this means you don't get to pick your builder and quality goes down the tube!!, the problem is lots are running low in a lot of areas and developers aren't developing new land. If people looking to build don't react now and let these lots go, you will pay at least an extra $40,000 for your home, this is called markup, I call it Real Estate fee's you can avoid!

Oil enamel VS Latex enamel

At J. Roderick Young Custom Homes we strive to be the best, and we give our customers the choice of using oil enamel vs latex on our interior woodwork. We like oil because it cures harder and feels smoother, than latex base enamel, but it is not as green as latex, which cleans up with water, and our goal is to be green, but the problem is most woodwork is made of MDF, pressed wood products, and if there is the slightest scratch that burns through the primer, the water base paint will cause it to blister, swell, feel and look horrible, this does not happen with oil base enamels. We apply two coats of oil  primer on all are woodwork, which seals and helps eliminates any swelling from a water base product, most builders cut this corner and don't use oil or primer, we do! always, and this is where you will see we stand above the rest!
