EXTERIOR FINISHES ON NEW CONSTRUCTION

The new trend in exterior finishes is satin latex paint,  it use to be used almost exclusively on trim and doors, but the glossy new look adds durability and washaibility. As a top custom home builder, we use the best Super Paint, there are con's to using satin paint, and a good builder should know this, Satin paint streaks bad if applied to lightly, and or If it is sprayed when too hot,  if the paint dries too fast, it skins over, and just a little over spray will make a big wall appear streaky, it is easily viewed when looking at an angle, now if it appears on a small wall, either your painter is incompetent, or he is not putting on enough paint, the fix is to paint big walls in sections, let it dry run some 12in paper on the second to last lap siding and start spraying the lower section, you will be streak free. My method for estimating paint is 5 gallons for every 500 sq ft of living space, so if your home is 3000 sq ft then you need 30 gallons, if there are gable ends, dormers or crawl space you will need more paint for that, it can add to 5 more gallons easily, two coats is double at around $35 a gallon, paint is expensive, and mistakes are even more!
